- Absolutely, this is one of our strongest attributes. Our founder has literally written the book on how to perform due diligence on a sponsor as well as the asset that is in need of investment. - What MSAs and asset types does Clarity work in?
- Clarity Equity Group works primarily in the central states in demographically growing markets.
We acquire core plus properties for current yield, value add properties for a mix of current yield and appreciation and development for large appreciation. - What's your fee structure and how does it ensure true alignment?
- Outside of our ability to select the opportunities that are right for your clients this is where we really stand-out. Out fee structure, covers our cost to make the deal happen. We are not making money on AUM. We make money after your client does. It is in our best interest to return their capital and their profit as quickly and efficiently as possible. As opposed to other firms that may charge 2%+ on AUM; they have no incentive to return capital as they are getting rich off of fees. Furthermore, if an investment into a asset is a syndication all investors pay the same amount in fees in real dollars. This prevents larger investors from subsidizing smaller investors in the deal. We are happy to discuss this more with your firm.

- Each deal that we look to fund is different. The biggest opportunities for customization is for us to have a full understanding of what you are looking for and how we can deliver that to you.
- What tax strategies do you use to foster generational wealth?
- Tax advantages in real estate, through depreciation are second-to-none. Your clients will get to share in the depreciation of the real asset via a yearly K-1. While this is a simple answer, a tax professional will be able to help guide you and your client’s through this process.
- How do you manage risk to protect client legacy and capital?
- The most important way is proper due diligence on the sponsor, the market, the asset and the structure. If all of these are in alignment the risk in the investment is drastically reduced. This is the paramount of the services provided by Clarity.
- What are the specifics of your reporting (frequency/content)?
- Reports will be sent quarterly. They will contain the balance sheet of the asset, income statement and other relevant information to include a narrative.
- How is portfolio diversification and sponsor quality actively managed?
- That is the beauty of our offering we; don’t manage a portfolio for your clients, you do. This means that each asset is an opportunity for you to find an appropriate balance for your client’s goals. Sponsor quality and experience is a service that Clarity provides. We only work with the highest quality sponsors. We ensure this by conducting formal interviews, reviewing past projects, Due Diligence Questionnaire (DDQ), credit, criminal, reputational and legal background checks.
